EIFS & Dryvit Restoration in Marietta

Barrier EIFS went onto a lot of Marietta office buildings, retail centers and apartment communities in the 1980s and 1990s. We repair and restore those facades: wet substrate replaced, joints rebuilt, details corrected and the whole wall recoated so it looks and performs like a sound system again.

Marietta’s older EIFS can be saved

When office parks and shopping centers spread along Marietta’s main corridors, EIFS was an easy choice: light, insulating and able to take crisp bands, cornices and reveals. Most of it was barrier EIFS, designed to stop water at the face of the wall with no drainage behind it. That works as long as the sealant, terminations and flashing hold. Once they fail, water that gets in stays in.

Many owners assume an aging EIFS facade has to be torn off. Often it does not. Our restoration process starts with a moisture survey to map where the substrate is wet. In those areas we remove the EIFS, replace damaged sheathing, and rebuild the system with proper backwrap and flashing. Across the rest of the wall we replace joint sealant, correct terminations at grade and windows, repair impact damage and finish with a new coat matched to the building or in a new color.

Where a large share of the wall is wet, converting to a drainable EIFS can be the better long-term answer, and we will show you the numbers both ways.

What we restore

EIFS & Dryvit restoration in Marietta

Most EIFS problems come down to water at the edges or damage to a soft face. The scope depends on whether the substrate behind is still dry.

Wet substrate repair

Wet sections are cut out, damaged sheathing replaced with glass-mat gypsum board, and the wall rebuilt with new board, mesh, base coat and finish.

Dry substrate first

Joint & sealant renewal

Failed sealant at windows, storefronts and panel joints is replaced with backer rod and an EIFS-compatible sealant against a sound edge.

The first line of defense

Facade recoats

A new finish coat over sound EIFS renews color and texture across an entire elevation or building without removing the system.

Recoat or color change

Barrier to drainable conversion

Failing barrier EIFS is removed and replaced with a drainable system over a weather barrier, elevation by elevation if needed.

A wall that can drain

Impact damage

Dents and punctures at entrances, loading areas and ground-floor corners are cut back, rebuilt with heavier mesh where needed and blended in.

Soft face, solid repair

Below-grade foam & termites

Foam board run into soil or under pavement gives termites a hidden path. We cut it back above grade and repair damaged framing.

Choosing the right EIFS scope

If moisture readings are low and damage is local, section repairs with new sealant joints and a matched finish are usually the right answer. If the facade has been patched many times or faded unevenly, a recoat across the elevation gives a uniform look and helps a dated building show better to tenants and prospects.

When barrier EIFS shows wet readings in many places, repairing spot by spot often just moves the problem. Converting to a drainable system, or to hard coat stucco or fiber cement on some elevations, can be the better long-term choice. We explain the options with readings and photos in front of you, separate urgent work from what can be phased, and document any change in scope for your approval before we proceed.

Our process

How an EIFS restoration runs

Restorations run elevation by elevation, so tenants and residents keep their entrances, parking and daily routine.

Identify & survey

We confirm whether the facade is barrier or drainable EIFS and take moisture readings to find the edges of any wet area on each elevation.

  • System identified
  • Readings mapped by elevation
  • Photo documentation

Remove & rebuild

Damaged EIFS and wet sheathing come out. New sheathing, weather barrier and insulation board go in, with flashing corrected at the leak.

  • Wet sheathing replaced
  • Flashing corrected
  • Foam kept above grade

Mesh, coat & finish

Base coat and reinforcing mesh are lapped into the existing wall, joints are sealed, and the finish is matched or the elevation recoated.

  • Mesh lapped into old work
  • Compatible materials
  • Matched finish

Not sure if the building is EIFS or stucco?

EIFS sounds hollow and feels softer than cement stucco when tapped. We confirm it on the first site walk.

EIFS in Marietta’s office corridors

The EIFS generation of Delk Road and Powers Ferry

The office corridors on Marietta’s east side are full of buildings from the same era, and buildings from the same era fail in the same places.

Along Delk Road, Powers Ferry Road and Windy Hill Road, low- and mid-rise office buildings often share foam bands at floor lines, EIFS window surrounds and parapets finished with foam cornices. Those shapes create horizontal ledges that hold water and joints that were rarely maintained. Knowing that pattern lets us check the right details first and give an owner a scope quickly. The same pattern shows up on retail centers and apartment buildings of that period across Marietta.

Foam bands & ledges

Horizontal bands and cornices that hold water and crack along their top edge.

Window surrounds

EIFS returns into window openings with no sill flashing behind them.

Terminations at grade

EIFS run into the soil or onto pavement, wicking water into the sheathing.

Questions & answers

EIFS & Dryvit questions from Marietta

What Marietta owners and managers ask before restoring an EIFS facade.

Our Marietta office building has original 1990s EIFS. Does it need replacing?
Not necessarily. Many facades from that era can be restored if the substrate is mostly sound. A moisture survey shows how much is wet; that number drives the decision between restoration and replacement.
Do we need approval to recoat EIFS in a new color in Marietta?
Inside the City of Marietta, and especially near Marietta Square, exterior color and material changes may need review. In unincorporated Cobb County the rules differ. Check with the city or county before choosing a new color; we can supply sample boards.
Is Dryvit different from EIFS?
Dryvit is a brand of EIFS. We repair Dryvit and other EIFS systems using compatible materials and methods.
What is a drainable EIFS conversion?
It means rebuilding the wall with a weather barrier and drainage space behind the foam so water that gets past the finish can drain out. It is usually done in areas where substrate has to be replaced anyway.
Can you repair EIFS while tenants stay in the building?
Yes. We phase the work by elevation, protect entrances and keep cutting and staging away from occupied suites where possible.
