Marietta commercial stucco & EIFS. Property managers, boards, owners & builders.
On a Marietta job site, sequence is everything
Cladding sits in the middle of a construction schedule. It cannot start until windows, roof edges and flashing are in, and the painters, landscapers and sitework crews are waiting on it to finish. On Marietta projects, from multifamily buildings near the interstates to medical offices and retail pads, the jobs that go well are the ones where the cladding sub was involved before the first board went up.
We review drawings and specifications early and ask about details that are unclear: window flashing, roof-to-wall transitions, termination at grade, penetrations for lights and equipment. We coordinate with the window, roofing and framing trades on who flashes what, so nothing is left open between scopes. On site, we stage materials to suit a tight lot, protect adjacent finishes and keep our area clean.
Our proposals are written and itemized so a GC can compare them line by line, and our schedule accounts for curing time and weather so it does not slip later. When something on site does not match the drawings, we raise it in writing.

Hard coat or EIFS for your project
Most commercial projects are specified for either three-coat portland cement stucco or a drainable EIFS, and some use both on different elevations. Hard coat stucco is a dense, impact-resistant cement finish built over a weather barrier, lath and weep screed. EIFS adds a layer of insulation board behind a reinforced base coat and finish, and makes larger foam profiles and cornices practical.
Whichever system is specified, the parts that decide whether the wall stays dry are the same: a continuous weather barrier, flashing at windows, parapets and roof-to-wall transitions, control or expansion joints where the design calls for them, and sealant at every termination. When we review your documents, we point out details that conflict with the system manufacturer’s requirements so they can be resolved before the bid is final, not during construction.
| System | Build-up | Often used on |
|---|---|---|
| Three-coat stuccoHard coat | Barrier, lath, scratch, brown, finish | Ground floors, high-traffic walls |
| Drainable EIFS | Barrier, insulation board, mesh, finish | Upper floors, large elevations |
| Foam profilesCornices, bands | Shaped foam, base coat, finish | Parapets, towers, accents |
| Combined facadesStucco and EIFS | Each system to its own spec | Mixed-use and retail |

Construction work across Cobb County
Our crews work for general contractors and developers on commercial and multifamily projects in Marietta and the rest of Cobb County.
Marietta projects range from tight infill lots near downtown, where staging and deliveries take planning, to larger sites along I-75, I-575 and Cobb Parkway. Construction traffic on those corridors affects deliveries and crew arrival, and we schedule around it. Inspections are handled by either the City of Marietta or Cobb County depending on the site, and we work to whatever inspection sequence the GC has set up.
Multifamily
Apartment and condominium buildings with repetitive details and phased floor-by-floor cladding.
Medical & office
Professional and medical buildings with tight window and storefront detailing.
Retail & pads
Restaurant pads and retail shells with fast schedules and tenant-driven finishes.
